"JES did an excellent job on our crawl space. We had water accumulating around the whole perimeter of the crawl space. We had also had a toilet leak causing black mold, which had been professionally cleaned up, but we wanted fresh insulation. The JES team arrived on schedule and worked diligently to remove the insulation above and the flimsy plastic that covered the earthen floor of the crawl space. They then laid rubber matting and white membrane over the dirt and put thick styrofoam on the walls. They dug a trench around the perimeter and installed 2 sump pumps and 2 humidifiers to deal with future water. Meanwhile a separate team arrived to put foam under our patio to stop it from sliding away from the house. Everyone called before they arrived and each member of this large team was always professional and answered all questions thoroughly. They cleaned up well each day which I thoroughly appreciate. I highly recommend this team of hard workers."

Common Causes of your Crawl Space Problems in Kensington

Noticing a musty smell or increased humidity in your home? These could be signs that your crawl space is experiencing moisture issues common in this area. Kensington, nestled within the mid-Atlantic's unique climate, often faces seasonal moisture swings and varied drainage patterns. The clay-heavy soils here tend to retain water, causing soil expansion and contraction throughout the year. This persistent movement can escalate crawl space problems, with moisture levels affecting the structural integrity and air quality of your home.

As these moisture-laden soils shift and settle, they can place undue stress on the foundations and underpinnings of homes in this area. The resulting stress might lead to uneven floors, sticking doors, and cracks in walls. Additionally, high humidity and poor ventilation can contribute to wood rot, mold growth, and even pest infestations in crawl spaces. Recognizing these warning signs early is key. Addressing them promptly through solutions like crawl space encapsulation can help maintain your home's structural health and improve indoor air quality, ultimately preventing costly repairs down the line.

FAQs

The first step to encapsulate your crawl space is conducting a thorough inspection. This identifies existing issues such as moisture intrusion or mold that need addressing before installing a vapor barrier or clean space liner. An inspection also determines the right dehumidifier and air sealing needs for effective moisture control. Consulting with a professional can ensure all aspects are covered for a successful encapsulation.

You need mold remediation if you see visible mold growth or smell a musty odor in your crawl space. High humidity or previous water leaks can often lead to mold problems that must be resolved before installing a vapor barrier or any encapsulation system. If you're unsure, an inspection can help ascertain the extent of mold damage and necessary steps for mold prevention. Addressing mold first enhances the effectiveness of your encapsulation efforts.

Yes, a conditioned crawl space and an encapsulated one are different. A conditioned crawl space involves using HVAC systems to control temperature and humidity, while encapsulation seals the area with a vapor barrier to reduce moisture from the soil and enhance energy efficiency. Air sealing and insulation in encapsulation focus on preventing moisture and improving air quality. While both aim to manage humidity, the methods and materials differ significantly.

Kensington's clay-rich soil can significantly impact crawl space moisture levels. Expansive clay tends to retain water, encouraging moisture intrusion into your crawl space. A sealed crawl space with a vapor barrier and adequate drainage solutions can effectively mitigate these moisture issues. Addressing local soil characteristics ensures long-term mold prevention and structural integrity of your home.

Yes, a wet crawl space can lead to mold or mildew inside your home. Excessive moisture promotes mold growth on floor joists and other organic materials, potentially affecting indoor air quality and causing health issues. Effective moisture control with encapsulation systems, like a clean space liner and dehumidifier, can prevent these problems. For healthier living conditions, consider professional encapsulation services to manage humidity and protect your home from mold.
