Foundation Repair DC – What Causes Foundation Problems?
Washington DC experiences the cold northern winters and has hot, humid summers. And dramatic weather shifts have a direct impact on the soil surrounding your foundation, which can lead to a lot of basement and foundation problems.
And, since DC homes have basements, this could mean trouble – especially for homes with unfinished basements. Moisture and humidity play a huge role with the soil surrounding your home. Think of it like this: a baseball field during a dry spell vs. after it rains. After a dry spell, you’d see cracks in the soil because the certain soil shrinks when it’s dry. On the flipside, when it rains the soil will absorb and expand. Read more about expansive soils here.
Expansive Soils, Hydrostatic Pressure…and Winter?
As discussed above, expansive soils are not your basement’s friend. Expansive soils can cause damage to your basement walls because when the soils expand in size, it puts a lot of pressure on your basement walls – which can cause them to push inward. Yikes!
Hydrostatic Pressure – What’s That?
Hydrostatic pressure is the weight of water when it’s at rest. It is a big source of foundation problems and basement waterproofing problems. Poor drainage, clay soil, underground water sources and extreme weather all contribute to hydrostatic pressure.
The water collecting around your foundation has to go somewhere. And if the footing drains are clogged, then the water can go into your basement. The hydrostatic pressure pushes against your basement foundation and will eventually cause cracks, leaks, acid damage and other problems.
Why Is Winter Involved?
Two reasons: 1. freezing temperatures can obviously cause snow, but the force and pressure from frost can literally be thousands of pounds – imagine that on your basement walls. Frost can even lift a foundation out of the ground. 2. Snow and melted snow – think about it – where does all that snow go when it melts? If your house doesn’t have proper drainage and grading AND your basement or foundation isn’t properly waterproofed, your house will suffer the consequences.
