Identifying and Understanding Issues Related To Leaning Chimney Repair and Chimney Foundation Repair
Common Signs of a Failing Chimney
Chimney brick cracks are a sign that you have a house settlement problem. Your chimney is the heaviest portion of your home and there’s a lot of weight concentrated in a small space. If your foundation isn’t stable or the soil your foundation sits on is unstable – your chimney will start to lean or bricks will crack. Look for the following signs:

Chimney Brick Cracks and Chimney Problems – The Causes:
Your chimney’s foundation is built separately from your home. And like the rest of your home’s foundation, your chimney’s foundation is affected by soil changes that result in house settlement.
House settling happens when the ground under your home becomes weakened and is unable to support the weight of your home and foundation.
Too much water, poor drainage, a dry and hot summer or poor soil preparation by the home’s builder can all weaken soil and cause house settling.
Can I Repair My Chimney Myself?
Some contractors recommend tying the chimney to the house with steel cables, which is also called chimney strapping. This doesn’t address the underlying foundation issue and can result in your chimney pulling the part of your home that it is strapped to – forcing the house to lean even more and creating large, ugly brick cracks and gaps on your home’s facade.
In order to repair the chimney brick cracks or the leaning chimney, the foundation problem needs to be repaired by a foundation repair contractor.
Homeowners have also been advised to knock down their leaning chimney and told that it can’t be repaired. This is a very messy and labor intensive process which leaves you with an ugly bare spot on your home. Not to mention it’s a waste of time, money and energy since most of the time your chimney can be saved. Read more here.
Chimney brick cracks or a leaning chimney indicate that you have a foundation issue. Don’t be fooled into thinking that you can just patch the cracks or have to demolish your chimney. Your chimney can be saved; you just need the help of a foundation repair expert!

JES installed foundation supports around three sides of my home in August 2008. I have had soil shrink/swell issues around my house for over 10 years, every time there is severe drought in my area, my house experiences foundation movement. It was most noticeable on one of my chimney’s where there was a 4-inch separation from the house at the roof line. The foundation support closed this separation to where there was only a minimal gap between the chimney and roofline that was sealed with mortar. Overall the quality of work was very good, and the crew did a good job of cleaning up and restoring.
